TENANT IMPROVEMENTS / SPACE PLANNING
 
We have designed and prepared construction documents for several million square feet of varying size tenant spaces in the MD-VA-DC area.

Rockville Internal Medicine Group, Rockville, MD, renovation 4,000 SF, plus second suite for 3,000 SF sleep center.

 

Vanguard Realty Group, Rockville, MD, 11,500 SF

ReMax Realty CentreOlney, MD
8,000 SF office buildout, with offices, conference rooms, tech center, kitchen and support spaces.  This one located in the Buffington Office Building, also by our firm.

 
 
District of Columbia Department of Motor Vehicles,  Washington, DC.
We designed 2 of these one-stop shops for licenses and driver exams.  Design includes customer service millwork, cashier station, manager, support, photo station and break room.  First 3 photos of Georgetown Park NW, next 2 photos at Penn Branch Center SE.

District of Columbia Department of Employment Services,  Washington, DC.
Offices, new elevators and multi-purpose space.  2 locations, one at 15,000 SF and one 18,000 SF.  Conversion to office spaces in a previous grocery store at one location, and conversion to offices in a former carpet retailer and distribution center.  Before and after photos of the NE center above.

Space planning and interior design for our former offices, includes reception, open offices, millwork, conference room, library and copy room. 
 
 
District of Columbia Department of Human Services,  51 N Street, NE, Washington, DC.
Programming, design, construction drawings and construction administration for 33,000 SF of offices, open office areas, reception, training, conference, file storage, fax/copy rooms, lunchroom and multi-purpose spaces for this agency.

 

District of Columbia Department of Human Services, Fort Davis Center, Washington, DC.
Picture of center "before" and "after" renovation.  Design for facelift of center's aged materials.  Design for conversion of 26,000 SF of a former underground abandoned bowling alley at this center into office space for additional agency.  The underground office space gets natural daylight through new skylights, plus additional access via new elevators and upgraded stairwells.  This will bring a found yield the owner of the center plus provide much needed tenant space for this government agency at this location.

District of Columbia Department of Human Services,  3917 Minnesota Avenue, NE, Washington, DC.
Programming, design, construction drawings and construction administration for 12,000 SF offices, new elevators and multi-purpose spaces for this agency into spaces adapted from other uses.  Designed additional locations for DHS for 24,000 SF at 4001 South Capitol Street, SE and 26,000 SF at 3859 Alabama Avenue, SE. 
 
Washington Real Estate Investment Trust, Former Headquarters, Kensington, MD, 12,000 SF office retrofit into former parking garage beneath an existing office building.  See adaptive reuse projects for how we did it and how it impacted the client's bottom line.
 
Government Services Administration, 12,000 SF Offices for GSA Tenant, V Street, NE, Washington, DC

 

District of Columbia Child & Family Services Administration, Washington, DC.
Offices and space planning layouts including meeting rooms, break areas and support spaces for 25,000 SF in one location and 10,000 SF for the Office of the Corporate counsel at another location.

Practice Management Services, Inc., Silver Spring, MD. 5,000 SF offices and support spaces.

Healthcare Management Group, Rockville, MD. 7,000 SF expansion to offices and support spaces.

 

eLink Communications, Inc., Bethesda, MD.
Programming, space planning, interior design, construction drawings, and construction administration for 31,000 SF of offices, open office areas, computer room, reception, training, conference rooms, file storage, fax/copy rooms, lunchroom and multi-purpose spaces for this fast-growing internet communications company.  
 
Gemini Networks, Inc., Falls Church, VA.
Programming, space planning, interior design, construction drawings and construction administration for 15,000 SF of offices, open office areas, reception, conference rooms, file storage, fax/copy rooms, and lunchroom.
 
District of Columbia Metropolitan Police Department, Washington, DC.
Offices, investigative unit, conference spaces, computer facilities, and other support for this 12,000 SF Investigative team.
 
Washington Jewish Week, Rockville, MD.
Renovation to this 2-story 9,000 SF building included main offices for this local weekly newspaper.
 
7700 Leesburg Pike, Falls Church, VA.
30 tenant suites planned in this 140,000 SF campus project.  See adaptive reuse projects for how 27,000 SF new leasable area was added to this building.
 
51 Monroe Street, Rockville, MD.
Space planning for numerous tenants in this 19 story building.  Also design for new restroom cores and a fire protection system.   Design work for approximately 200,000 SF.   Highlights include State of Maryland Offices, 51 Monroe Street, Rockville, MD, 5 agencies on 3 floors, 23,373 SF, 2 floors for Montgomery County Offices, plus office headwuarters for US House Rep. Constance Morella (R-Md.), 4,500 SF.  
 
1901 Pennsylvania Avenue, Washington, DC.
Lobby renovation plus tenant planning for over 24 tenants, est. 96,000 SF offices, plus fire protection project management.
 
Tycon II and III Office Buildings, Vienna, VA.
Tenant planning for over 30 tenants in these two buildings, est. 300,000 SF planned.
 
OAO Satellite Corporate Offices, Maryland Trade Center I, Greenbelt, MD, 11,395 SF Headquarters.
 
National Credit Services, 444 North Frederick Ave., Gaithersburg, MD, 21,954 SF.
