TENANT IMPROVEMENTS / SPACE PLANNING

- We have designed and prepared construction
documents for several million square feet of varying size tenant spaces in the MD-VA-DC
area.
Rockville
Internal Medicine Group, Rockville, MD, renovation 4,000 SF, plus second
suite for 3,000 SF sleep center.
Vanguard
Realty Group, Rockville, MD, 11,500 SF
TerpSys
(Terrapin Systems) , Rockville, MD, 13,500 SF
ReMax Realty Centre, Olney, MD
8,000 SF office buildout, with offices, conference rooms,
tech center, kitchen and support spaces. This one located in the
Buffington Office Building, also by our firm.
District of
Columbia Department of Motor Vehicles, Washington, DC.
We designed 2 of these one-stop
shops for licenses and driver exams. Design includes customer service
millwork, cashier station, manager, support, photo station and break room.

Department of Employment Services, Washington, DC.
Offices, new elevators and multi-purpose space. 2
locations, one at 15,000 SF and one 18,000 SF. Conversion to office spaces in a
previous grocery store at one location, and conversion to offices in a former carpet
retailer and distribution center. Before and after

MD.
Space planning and interior design for our former offices, includes
reception, open offices, millwork, conference room, library and copy room.

Department of Human Services, 51 N Street, NE, Washington, DC.
Programming, design, construction drawings and construction
administration for 33,000 SF of offices, open office areas, reception, training,
conference, file storage, fax/copy rooms, lunchroom and multi-purpose spaces for this
agency.

District of Columbia Department of Human Services,
Fort Davis Center, Washington, DC.
Picture of center "before" and "after" renovation. Design for
facelift of center's aged materials. Design for conversion of 26,000 SF of a former
underground abandoned bowling alley at this center into office space for additional
agency. The underground office space gets natural daylight through new skylights,
plus additional access via new elevators and upgraded stairwells. This will bring a
found yield the owner of the center plus provide much needed tenant space for this
government agency at this location.

Department of Human Services, 3917 Minnesota Avenue, NE, Washington, DC.
Programming, design, construction drawings and construction
administration for 12,000 SF offices, new elevators and multi-purpose spaces for this
agency into spaces adapted from other uses. Designed additional locations for DHS
for 24,000 SF at 4001 South Capitol Street, SE and 26,000 SF at 3859 Alabama Avenue,
SE.
Washington Real Estate
Investment Trust, Former Headquarters, Kensington, MD, 12,000 SF office retrofit into
