District of Columbia
Adolescent Day Treatment Program, Washington, DC.
This 25,000 SF mental health facility for children ages 13-18 in a
downtown location. This building was a 15,000 SF
warehouse, where we designed a 2-story 10,000 SF addition to convert this
abandoned property to become this facility.

District
of Columbia Commission on Mental
Health Services, 35 K Street, NE, Washington, DC.
Creation of a 30,000 SF adult facility in
a former 3 story warehouse. The facility houses a pharmacy, medical and treatment
rooms, community support, out patient therapy, hearing impaired, geriatrics and mental
retardation units, plus conference, support, group rooms, day treatment programs and
multi-purpose spaces.

- Fort Davis Center,
Alabama Ave, SE, Washington, DC
20,000 SF retail center converted to primarily governmental service agencies. Design
includes interiors and facelift. Then,
another 26,000 SF former
underground abandoned bowling alley converted into office space for
an additional
agency. The underground space given natural daylight through new skylights,
plus additional access via new elevators and upgraded stairwells. This brought
a
found yield to the owner plus provided
these needed
government services to this neighborhood.

7700 and 7704 Leesburg Pike, Falls Church, VA.
2 buildings which we found some new square footage on the site.
This crescent shaped office addition constructed atop a 3 level parking garage,
20,000 SF in this campus setting. Leased by single user once proposed by
owner. Floor area ratio (FAR) and parking tabulations showed a surplus, allowing for
this building to use the top level of the parking structure as home to the new
structure. Also, 7,000 SF of basement space below the original 4
-story building that was 'daylighted' and regraded to allow 6 bays of windows, creating
additional leasable office to what was a former dark cellar storage space.

Chevy Chase Metro Plaza, Washington, DC.
Additional mezzanine level added to a former underground 2-level movie theatre to create
30,000 SF T.J. Maxx accessed by new escalators and elevator, and a 2-story 8,500 SF TGI
Fridays restaurant. Owner spent $2.2 million and is achieving a 23% return on
investment.

Bryans Road Shopping Center, Bryans Road, MD.
Former 60,000 SF Dart Home Center (300 feet x 200 feet deep) believed to be unleasable due
to its depth was divided into 13 stores of varying sizes, including CVS Pharmacy, Allstate
Insurance, Subway, 5 screen movie theatre, dollar store, print shop, and others.

Orthopedic
Associates/Washington REIT, Kensington, MD.
12,000 SF office retrofit into former parking garage beneath an existing office
building. Former parking garage income was $40/month for 22 spaces, or $880/month,
or $10,560 per year, or about $1.00/SF per year in income. WRIT moved their HQ into
this space, saving $15.00/SF, or $180,000 per year, which is about a 31% return on their
investment of $550,000. No new structure was constructed and the found space did not
increase the floor area ratio (FAR) of the site. After 5 years, we redesigned the space by
adding exam rooms so it could be occupied by Orthopedic Associates, a physicians group.

Avenue, Gaithersburg, MD - Rezoned house to create small professional offices.
Followed by second building on the site for future professional offices.

Gaithersburg, MD - Rezoned house to create small professional offices.
Also plans for a second annex building on the site for future professional
offices.
